RENTAL RULES AND REGULATIONS

 The home is located at 3696 Hwy. 166, Douglasville, Georgia 30135

CHECK-IN TIME IS AFTER 2 P.M. EST AND CHECK OUT IS 11 A.M. EST.   NO Early Check-ins or late Check-outs unless approved by the owner. You will receive an email notice seven (7) days prior to arrival with the access code for the front door which will by valid for duration of your stay and which will state the check-in/check-out times.

This is a NON SMOKING home.

No pets are permitted. Violation of this may result in the forfeiture of the security deposit.

We will not rent to vacationing students or singles under 25 years of age unless accompanied by adult guardians or parents: Ratio of one adult to five students. Confirmation of adults is required. Exceptions may apply based upon the owners’ approval.

The home is protected by a wireless security system. You will be provided codes to arm and disarm the system.

DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $250 is required. This must be received at 30 days prior to arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (5) days of departure, provided the following provisions are met.

  • No damage is done to home or its contents, beyond normal wear and tear, including the swimming pool and tennis court.
  • No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
  • All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are placed in the dishwasher and the wash started.
  • The home is left locked.
  • All charges accrued during the stay are paid prior to departure.
  • No linens are lost or damaged.
  • NO Early check-in or late check-out unless authorized by the owner.
  • You are responsible for any actions, damages or injuries of guests you have on the property.
  • The value of any damaged and/or missing items that exceed the security deposit amount will be charged to the credit card provided for the reservation.
  • No pets were present on the property.


ON-PROPERTY ACTIVITIES: If you are hosting an event or activity such as a family reunion or wedding related event or birthday celebration where you invite others to come there is an additional non-refundable $25 liability insurance payment required for the day or days of the event or activity.

PAYMENT –

  • The total rental amount and security/damage deposit is due upon booking your vacation rental dates
  •  CANCELLATIONS: Life is uncertain and things do happen which can cause a cancellation. A sixty (60) days’ notice is required for cancellation. Cancellations OR changes that result in a shortened stay OR that are made within 60 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit. The owner may make exceptions at their discretion.

    MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel sixty (60) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least forty-five (45) days prior to check-in.

    MAXIMUM OCCUPANCY- The base number of guests is eight (8) persons.  An additional charge or $15.00 per person per night for guests in addition to eight (8) will be assessed. A maximum of 12 persons are permitted.

    THIS PROPERTY REQUIRES A TWO OR THREE (3) NIGHT OR FOUR (4) NIGHT MINIMUM STAY (varies by season of the year); 4 nights during peak and holiday seasons.

    LINEN AND TOWELS – Rates include a one-time linen-towel setup. An inventory of sheets and towels is posted in the utility room. It is your responsibility to confirm the inventory at the time you check-in and report any discrepancy to the owners at that time.


TRASH AND GARBAGE – Service is weekly on Monday mornings at 6 a.m. and you are responsible for placing the containers by the road for pick-up on the night before the designated day. There are FOUR 96 gallon containers provided by Waste Management.


  • You may use three of the containers for your stay or all four containers if you are departing the day of pick-up if, and only if, you place all the containers for pick up by the street next to the mail box the night before checking out.
  • You are responsible for removing and disposing of any excess trash and/or garbage resulting from your stay or from an event held on the property.
  • If the owners have to remove the excess trash there will be an additional charge deducted from your refundable security deposit. There is a MINIMUM $75 fee deducted plus waste transfer fee of $30 for each trip from your refundable security deposit for excess trash/garbage disposal.

FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

PARKING: Parking is permitted on the driveway (700 ft. long so many vehicles can park), on the paved area in front of the garage and  inside the garage. 

  • No parking on the grass/lawn. Vehicles may park partially on the grass to permit other vehicles to pass on the driveway.
  • RVs, motor homes and additional vehicles are to be parked next to the house on the paved area.
  • Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner.
  • The circular driveway has a low hanging AT&T cable. Six wheel vehicles, such as those used by caterers or many RVs, are too high to pass under the wire. These vehicles must turn around in the parking pad and exit using the main entrance driveway.


STORM POLICY/ROAD CONDITIONS – The home is on a hill at least 100 feet above the 500 year flood stage of the Chattahoochee River and there is absolutely no possibility of the river ever reaching the home.

HOMEOWNER/LIABILITY - This home is privately owned; the homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Swim at your own risk as no lifeguard is on duty.  The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

SECURITY SYSTEM. The home is fully protected by a wireless security system monitored 24/7. You will be provided a temporary code to arm the system whenever you wish.

ACCESS UPON ARRIVAL. The home has a ResortLock/LockState System which provides you and only you with a unique code for access to the property. It is a keyless entry. No codes are ever repeated. You will receive a notice from ResortLock/LockState with your code and explaining the details of operation. You do not ever have to worry about losing a key which is a nice peace of mind feature for your time on vacation in Atlanta.

SWIMMING POOL. The home has a 20 ft. by 40 ft. swimming pool. The pool is professionally maintained by Brown's Pools, a major pool company serving metro Atlanta. Swimming in the pool is at your own risk. No lifeguard is present. Children must be supervised. No running or diving is permitted. Absolutely no sitting, playing or hanging on the rock waterfall. You are responsible for any injuries that may occur. The water in the swimming pool must be maintained at a level so that the skimmer can operate. That level is where the water is just at or above the first step into the pool. If it falls below that level the automatic water filling system may be malfunctioning. Should that happen, please report it to the owners. Operating the pool at a level below the skimmer can damage the pump and related equipment.

TENNIS COURT. The home has a regulation size tennis court for your enjoyment. You are responsible for any injuries that may occur during use of the facilities. The lights are inoperable at this time.

ENTRY AND INSPECTION. Owner reserves the right to enter the property at reasonable times and with reasonable advance notice for the purposes of inspecting the property or showing the property to authorized persons.  If owner has a reasonable belief that there is imminent danger to any person or property, owner may enter the property without advance notice.

UNAVAILABILITY OF PROPERTY. In the unlikely event the property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of owner, the owner will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the guest.  If such replacement property cannot be found and made available, owner shall refund payments made by the guest for the nights the house was not available
